Course Description:
● REA 201 continues the study of New Jersey Real Estate Law with an emphasis
on leases, landlord-tenant, business opportunity sales, appraisals, the law of agency
and the License Act and Regulations, and other municipal laws and regulations
Students must complete this course and REA-101 to qualify as a candidate for the
New Jersey Real Estate Salesperson’s Examination.
● Prerequisites: REA 101 Real Estate Law I, which must be taken as a
prerequisite or may be taken as a corequisite. Completion of both are
required to qualify for the New Jersey Real Estate licensing exam.
● Credits: 3 credits
Supplemental Materials: To be provided by the professor during the
semester either in hardcopy or via email.

Student Learning Outcomes: As a result of meeting the requirements in
this course, students will be able to:

the ability to successfully qualify

Estate Salesperson’s Exam.
Students will take
examinations during the course
similar to those given by the
New Jersey Real Estate
commission. These exams will
relate the subject matter which
being addressed at that time.
Issues and the practical
application of principles.
Standard: At least 80% of all
students will receive an
average grade of “70” or
better on the exams. Exams
will be reviewed with students
and concepts reinforced.
Homework assignments will be
required specifically
addressing this course
learning outcome.
2. To prepare the student for the
participation and understanding
of the legal and ethical standards
required to participate in the real
estate market place. From
contract to settlement.
Students will take
examinations and submit
projects during the course
which will require them to
show an understanding of the
transfer process. Students will
be required to demonstrate
their understanding with an
emphasis being placed on legal
and ethical concerns.

Course Content:

1 (3 hours) Expand upon the principals of Agency Ch. 1-3
2 (3 hours) Review the NJSA 45:1 et seq to address the obligtions
expected in a fiduciary relationship, Chs. 1-2)
3 (3 hours) Study and analysis of content needed to prepare the Listings
used in New Jersey, review of the multiple listing
system and the analysis of Bulletin 24-11 of the New
Jersey Real Estate commission relating to Broker
compensation.
4. (3 hours) Review NJAC 11:5 as it related to the rules related to Real
Estate Broker Trust account. Real Estate Math.
Calculating commissions, et al Chaper 22
5. (3 hours) Exam #1
6. (3 hours) Leasehold Interests , Principals of Leasing, Commercial and
Residential Landlord Tenant, Assignments and
Sub-Lets
7. (3 hours) Study Statutes and Case Law as it relates to Landlord Tenant
Relationships in New Jersey Materials provided by
faculty Introduction to appraisals
8. (3 hours) Exam #2
9. (3 hours) Review New Jersey Licensing Law NJSA 45:15-1 et seq. NJAC
11:5-1 et seq as it relates to office operations and
management procedures.
10. (3 hours) Study and analysis not the Civil Rights Act as it related to
housing, The Federal Fair Housing Act and its
modifications, New Jerysey’s Law against
Discrimination.
11. (3 hours) Condominiums, co-ops and timeshares. Duties and Pitfalls in
the Real Estate Business. Review for Exam 3

Grading Policy: Evaluation and Assessment:
There will be four unit exams during the semester. Each will count 20% of
your grade. Tests are non-cumulative. Class participation is based on
attending class, contributing to discussions, and completing the
assignments in a timely manner. All Unit Examinations must be taken in
order to receive a grade. Make-Up examinations must be taken prior to
the next class meeting. The make-up exam may not be the same exam
taken by your class.
You are allowed only one make-up exam.
Please be advised that no extra credit assignments will be given.

Attendance Policy:
Attendance is required: Pursuant to NJAC 11:5-2.2(s): To satisfactorily
complete any pre-license course a student must receive a passing grade
and attend at least 80 percent of the class session hours required for
the course by NJAC 11:5-2.1
Attendance: Will be taken at each session and is subject to the rules of the
college. Attendance at lectures is imperative to acquisition and
understanding of the substantive material of the course. Habitual absence
(considered more than two unexcused absences) and/or tardiness may
result in loss of credit for the course.
Students are instructed to notify the professor prior to absences, if known
and are responsible for the materials from classes which are missed.
Students are required to all examinations on the announced date or
otherwise scheduled at the discretion of the instructor. All examinations must
be completed for credit for the course
Cell/Smart Phones: The use of cell/smart phones and other electronic
devices is not permitted in class and all students must silence their cell
phones prior to class session. Audio and video recording and photography is
prohibited in class.
